Single Family Home Builder

We build single family homes. We take an office approach to market trends in cost estimating to produce accurate projections of cost. We know our plans as they are generated in house, and the familiarity with our own design translates into efficient execution in the field including the scheduling of labor, materials orders, and sub-contractors. Although our focus is on strong foundations and framing, we are always looking to take advantage of unique situations to improve our finish spec level, such us upgraded Appliances, better Indoor Air Quality with Low VOC paints, sealants and finishes, and a custom touch to vaulted spaces.

Design Build

The Design Build Process involves designing a project with a real time construction budget. Plans and Cost Estimates are completed simultaneously without the need to spend time awaiting for bids or cost estimates. If a project is running over budget, it is known up front, before designs are finalized. Once plans are complete and owner approved, contracts can be executed and plans submitted for permitting. Once permits are issued the construction project can start. There is one point of contact for all design and construction coordination issues. Problems and issues are resolved much more simply than in a traditional project with multiple professionals involved.

Wainani Estates

Advance Builders LLC & Advance Architects LLC have operated in the Wainani Estates subdivision since 2008. Wainani estates is a moderate spec level subdivision in Pacific Palisades, Kona, Hawaii. Our focus since 2008 has been providing our client with complete design build services, and improving our procurement and operation. We have been successful in Wainani during the ‘Great Recession’ in large part due to our great field team, and good relationships with our material suppliers and sub-contractors. In our operations we attempt to utilize communication with the various entities involved in the project. Communication flowing through one Design Build team takes the pressure off of the project in many situations and results in smoother schedule overall.
